Fall can be a busy time in the real estate world. Most people have gotten back into the swing of things after enjoying the summer and need to make their move before the holidays. The fall market in Ontario can be just as busy as the spring market and with a few changes when it comes to mortgage rules, 2017 can see a busy time for buyers especially.
Selling your home comes with its own set of challenges and time can be a factor if you have already purchased a home to move into. The home has to be decluttered and kept clean for showings. Fall 2017 will see the return of conditional offers, something that seemed to come back into vogue once the market slowed down in April. This leave sellers on the edge of their seats hoping the sale firms up, and closes. To even receive an offer to begin with there are many things to check off your “To Do” list. Your home will need professional photos, staging, cleaning and decluttering. A good agent will be able to help you find the right people or even provide these services as part of their fees. Additionally, good agent will price your home competitively but more importantly, appropriately, in order to bring in a good offer. As a seller you can expected to pack up your family and leave for an hour at a time during showings, making sure the house is in good order and clean. When an offer comes in it can be very exciting. Keep in mind your bubble can be burst just as quickly. Take your time to go through it with your agent and make sure it is something you would consider before accepting, or signing back.
Buyers on the other hand, are running around in search of the perfect home. Even though they have some security with conditions back in the game, this can be a long and taxing process. It takes courage to find the perfect place to live. Try not to start feeling rushed. You might want to throw in the towel, or just buy something that is okay but not perfect, because you are sick of looking. Remember, the perfect home is out there, even if that means you have to make a few tiny tweaks, or change a few paint colours. Don’t get discouraged, lean on your agent for support, and encouragement. They have been through this with many families and have seen the whole deal play out. They can often offer you insight and motivation when needed. I feel this offers a sense of security and it makes everyone’s lives that much easier. The process can be a tough one, so choose a good agent to work with, and ask lots of questions before signing on with them. They should be working for you, to help you with your goals. Before you know it you will be all settled into your new home, just in time to grab a PSL, pull on your thick socks and fall sweaters.
